We normally have a 1 year contract for ease of keeping track of the ending dates. There will be monthly communication with pictures as to how the project is going.

The loan amount typically covers the majority of the renovation and all of the purchase costs. Any overages on the renovation and closing costs are our responsibility.

The typical timeframe for flips is 4-6 months, but this can vary based on the extent of the renovation and whether the property is occupied. If you're interested in reinvesting the funds, I can align them with an upcoming deal to keep your money working.

The lender gets added as mortgages on the insurance, so in case something happens the lien gets paid off, which means the lender gets paid first. We are using Ryan Daubert so you will get insurance confirmation after closing.

Crazy enough, the borrower can sign a loan without the borrowers being present. It was super shocking when we first did it but it makes sense when you think of a real estate transaction, the bank isn't normally at closing. The loan docs get notarized and recorded to the county by title. You guys get the original signed copies mailed over to you.

As a private lender you pay normal income taxes on the interest you earn. It's not capital gains. We will collect a W-9 Form from you that way we can issue you a 1099-INT form at the beginning of the next year.
